What are the application requirements?
Prospective residents must have a minimum credit score of 650, income equal to or greater than three times the monthly rent, and pass our background check, which includes criminal and eviction history. -
I’ve been approved—when can I receive my keys?
Once you have paid your security deposit and move-in charges, provided proof of renter’s insurance, confirmed utilities are transferred into your name, and it is the lease start date, you may receive your keys. -
Am I required to have renter’s insurance?
Yes. All residents are required to have a renter’s insurance policy. A copy of your policy must be provided to Stinger Home Management prior to being issued keys. -
How do I pay rent?
You can pay rent through the online portal. -
When is rent considered late and are there late fees?
Rent is due on the 1st. Any grace period and late fees are determined by your lease agreement. -
Can I use my security deposit as last month’s rent?
No. Security deposits cannot be applied toward rent and are held for eligible move-out charges such as damages beyond normal wear and tear, cleaning, and any unpaid amounts. -
I want to get a pet. What should I do?
All pets must be approved before entering the home. We use a third-party screening service to evaluate your pet's "Paw Score" based on factors like age, breed, and vaccination history. Instead of a flat fee, your monthly pet rent or deposit will be customized based on that score. Once approved, you’ll simply sign a pet addendum to your lease. -
Who is required to maintain landscaping and change HVAC filters?
The resident is responsible for maintaining landscaping and for purchasing and replacing HVAC filters every 90 days (or as needed), or as outlined in your lease. -
Can I change the wall paint color or make alterations to the home?
You must obtain written approval from Stinger Home Management before making any alterations to the home, including painting. -
How do I submit a maintenance request?
You can submit a maintenance request through the online portal. All emergencies must be immediately reported to Stinger Home Management by phone call (not text). -
What is considered a maintenance emergency?
Emergencies include active flooding/water leaks, sewer backup, gas smell, smoke/fire, electrical hazards (sparking or burning smell), no heat in cold weather, or any issue that creates immediate risk to people or property. Emergencies must be reported by phone call immediately (not text). -
Can I do repairs myself or hire my own vendor?
No. Residents may not perform repairs or hire vendors without written approval. Please submit all maintenance requests through the portal so we can coordinate approved service providers and protect the home. -
Can I have guests long-term, add a roommate, or sublease?
Anyone living in the home must be approved and added to the lease. Subleasing is not permitted unless approved in writing. -
My lease expiration is coming and I want to move out. What should I do?
Please provide Stinger Home Management with a 30-day notice to vacate. -
How can I ensure that I receive my security deposit back?
Return the home in the same condition you received it. A move-out checklist will be provided, but at a minimum, a receipt from a licensed and insured home and carpet cleaner must be provided to confirm services were completed at move-out. Landscaping must also be left in the same condition as move-in.
