If these steps don’t resolve the issue, please submit a maintenance request through your resident portal.
No Hot Water
- Confirm you’re running hot water from more than one faucet (kitchen + bathroom).
- Give it 10–15 minutes if hot water was recently used (laundry/dishwasher/showers).
- If still no hot water, submit a request.
Toilet Clogged
- Use a plunger (plunger only—no chemicals).
- If it won’t clear after a few attempts, submit a request.
- Reminder: Clogs caused by improper items may be resident-responsible.
Sink / Tub / Shower Slow Drain
- Remove visible hair/debris from the drain cover/stopper (no tools required).
- Do not use drain chemicals.
- If still slow or backing up, submit a request.
Garbage Disposal Not Working
- Press the wall switch off and back on.
- Look under the sink and press the reset button on the bottom of the disposal (small button).
- If it still won’t run, submit a request.
- Do not put your hand inside the disposal.
Dishwasher Not Draining
- Remove standing water with a cup/towel if needed.
- Clean out any food debris you can see at the bottom.
- Run the Rinse/Cancel/Drain cycle (if your model has it).
- If it still won’t drain, submit a request.
Refrigerator Too Warm / Too Cold
- Check the temperature setting (recommended: 37°F fridge / 0°F freezer).
- Make sure the doors seal fully and vents aren’t blocked by food.
- If still off after 12 hours, submit a request.
Air Conditioning / Heat Not Working
- Confirm thermostat is set to the correct mode (Cool/Heat) and the fan is on Auto.
- Replace thermostat batteries if applicable.
- Replace/check the air filter if you have access to it.
- If still not working, submit a request.
GFCI Outlet Not Working (Bathroom/Kitchen/Garage/Exterior)
- Press RESET on the outlet with “Test/Reset” buttons.
- If multiple outlets are out, check other GFCI outlets and reset them too.
- If it still doesn’t work, submit a request.
Smoke Detector Chirping
- Replace the battery.
- If chirping continues after a new battery, submit a request.
Water Leak / Active Overflow (Emergency)
- If a toilet is overflowing, turn the toilet shutoff valve clockwise (behind the toilet) to stop water.
- Contain water with towels, and submit an emergency request immediately.
Mold or Mildew
- Submit a maintenance request so we can address the cause (ventilation/moisture source).
Items to Never Flush
Wipes (even “flushable”), paper towels, feminine products, grease, floss, cotton swabs, cat litter, hair.
