Yes. Bryan Stinger is the licensed Property Manager-in-Charge in the State of South Carolina. At a minimum, Stinger Home Management property managers hold either a Property Management license, as required. -
What type of properties do you manage?
We manage a range of property types, including:

How soon can you start managing my property?
Once we receive a signed management agreement, we can typically have your property listed within 5–7 business days, depending on the home’s condition and whether it is photo-ready. If the property needs rent-ready work or updates prior to marketing, the timeline may adjust accordingly. -
What if I already have a resident in my home?
We specialize in seamless management takeovers. If you have an existing resident, Stinger Home Management will step in to handle all future rent collection, maintenance requests, and communication. We’ll review the current lease, perform a property inspection, and onboard your resident to our professional portal so there’s zero disruption to your cash flow. -
What does the term “rent ready” mean?
`Rent ready` means the property is clean, safe, fully functional, and prepared to meet our leasing standards. This typically includes: patching and touching up paint as needed, professional interior cleaning (including carpets, if applicable), and ensuring landscaping is neat and presentable. Exterior pressure washing is highly recommended to improve curb appeal and help the home show well. -
How long of a lease do you sign?
Our standard lease term is a minimum of 12 months. Longer lease terms may be available. Regardless of term length, we conduct semi-annual inspections to help ensure the home is being properly maintained. -
How much security deposit do you charge the resident?
At minimum, the security deposit is equal to one month’s rent (subject to screening results and lease terms). -
How do you determine the rental price?
We complete a rental market analysis based on comparable homes in the area and consider factors such as the property’s condition, features/upgrades, seasonality, and whether any utilities are included. Our goal is to price competitively to minimize vacancy while maximizing qualified applications. -
How do you market my property?
We advertise across major rental platforms and marketing channels, including Zillow, RentalSource, Apartments.com, Zumper, our company website, and social media, to generate strong exposure and qualified leads. -
What are your resident screening requirements?
Our standard screening guidelines include:
- Minimum credit score: 650+
- Income: at least 3x the monthly rent
- Rental history: no evictions within the last 5 years
All applications are reviewed consistently in accordance with Fair Housing laws and our screening criteria.

How is rent collection handled?
Rent is collected through our online portal, making it easy for residents to pay on time and allowing for clear tracking and documentation. -
When do owners get paid each month?
Owner payouts are typically processed on or around the 7th of each month. If rent is received late, the payout is generally issued on the following Friday after the 7th, once funds have cleared and the account is settled. -
What is your repair approval limit?
We can approve repairs up to $450 without prior owner approval. This does not apply to emergencies, where immediate action may be necessary to protect the property and reduce damage. -
Can I use my own contractor or do you use preferred vendors?
To ensure consistency, quality control, and proper oversight, we primarily use our network of licensed and vetted contractors. If you have a preferred contractor, we are happy to contact them and review them for consideration; however, approval is not guaranteed. -
Who holds the resident security deposit?
Stinger Home Management holds security deposits in our escrow account for the duration of the lease. At move-out, we complete an inspection and any deductions for eligible damages or required work are applied per the lease and applicable guidelines. The remaining balance is returned to the resident. -
What type of reports do I get and how often?
You will receive monthly statements through your Owner Portal. We also provide end-of-year tax documents (when applicable) through the portal. -
Do you provide end-of-year tax documents?
Yes. These will be available in your RentVine Owner Portal by the end of January. -
Can I reach you after hours?
Yes—while we maintain standard business hours, we remain available after hours for true emergencies that require immediate attention. -
What happens if a resident pays late or stops paying?
When a resident pays late or stops paying, we follow a step-by-step process: late notice → formal pay-or-vacate notice → legal eviction if needed. Many cases resolve before eviction. We stay compliant, document everything, and keep the owner informed at each stage to protect their income and the property.
