Core Management Services
Financial Management
- Assessment billing, collections, and delinquency follow-up
- Preparation and proposal of annual budgets
- Detailed monthly and annual financial statements
- Maintenance of dedicated Operating Account
- Coordination of approved disbursements and vendor payments
- Resale/transfer account statements and processing
Administrative Management
- Handling of all owner and member inquiries
- Preparation, notice distribution, and attendance at Board and membership meetings
- Implementation of Board-approved policies, rules, and directives
- Assistance in obtaining competitive bids for services and vendors
- Liaison with insurance providers and coordination of required coverage
- Monitoring and reporting on applicable local laws and regulations
- Communication with governmental authorities as needed
Maintenance & Building Management
- Enforcement assistance for community covenants, conditions, and restrictions (at Board direction)
- Twice-monthly visual drive-through inspections of common areas
- Reporting and coordination of common-area issues and repairs
- Oversight of landscaping, pest control, termite bonds, and other vendor services
- Online logging and pursuit of reported maintenance concerns
- Availability for routine and emergency coordination
- Oversight of amenities such as pools, clubhouses, courts, parking, security and more
